Step inside Set in this sought after position on the Hoo Peninsular is The Gables, an imposing family house that boasts a large self contained annex and one and a half acres of landscaped gardens and grounds. The house was built in the 1970’s and designed to have a very traditional look that fits in beautifully with the surrounding area. Inside the rooms are all generously proportioned. There are features such as exposed beams, a large inglenook fireplace in the drawing room and a wood burner in the dining room that give the house real character. To the first floor the main house has a newly refurbished master suite. There are three further bedrooms and family both/shower room. In the late 1990s the west wing extension was created giving an additional two bedrooms, bathroom, kitchen, utility room and cloakroom. The main stand out room is the great hall, it’s a vast space with a beautiful vaulted ceiling with sets of French doors that lead to the courtyard garden. The accommodation could easily be incorporated into the main house if new owners wished to do so. The house is set back nicely from the road and shielded from view by a large hedge and large electric gates. To the back of the house is the large patio terrace leading into the formal gardens and open lawn. Beyond this is a five bar gate to the acre paddock and stables.

Seller Insight We bought this house some 16 years ago now and I’d say that it was the fact that it ticked so many boxes that sold it to us,” says Amanda. “It was just the right size and design, and it also had just the right amount of land. Everyone got bigger bedrooms, mum got a superb wing of the house to herself, which pleased her immensely, we could keep ponies on the land and therefore we were able to keep an eye on them while we were at home, and the house was also much nearer to the senior school that the children then attended. For us it’s quite simply been the perfect family home.” “The house was built in the 1970s, but it’s been designed to have a very traditional look and therefore it fits in beautifully with these lovely countryside surroundings. Inside the rooms are all generously proportioned and there are features such as exposed beams and inglenook fireplaces that give it real character, but it has all the benefits of a modern home. It was added to in the late 1990s by the previous owner who built a huge side extension, and that created the fantastically large annex. It has two bedrooms, a bathroom, a lovely little kitchen, but the standout room has to be the Great Hall. It’s a vast space with a beautiful vaulted ceiling and three sets of French door that lead out onto the patio terrace beyond. It was ideal for my mother as it meant that she could live with us but not have to compromise on space, but the accommodation could easily be incorporated into the main body of the house if the new owners simply wanted more space.” “The house is set nicely back from the road and shielded from view by a huge hedge, so we enjoy a fantastic degree of privacy,” continues Amanda. “To the back of the house is a huge patio terrace and open lawn, and beyond that is a one-acre paddock with stables, a feed room and storage. It’s a very peaceful place and an absolute haven for wildlife, and it’s all very safe and secure so ideal for children. The garden is definitely something I’ll really miss when I leave.” “The house is just too big for me now, but I’m very keen to stay in the are because I’ve been so happy here,” says Amanda. “There’s a wonderful village shop and Post Office just half a mile away, Hoo is a place that caters for just about every need and a little further down the road is Rochester. It’s one of those places that offers the best of all worlds.” “The Gables has made me a very happy lady and it’s a wonderful family home that has created so many happy memories,” says Amanda. “It’s a place that has been shared with family and friends and we have had some fabulous celebrations here, including my daughters wedding for which we had a large marquee and open-air reception in the gardens.” “There’s just so much that I’ll miss when I leave,” says Amanda. “I love the wildlife here, the trees and the garden birds, the sense of freedom and space this house provides. I consider myself very fortunate to have lived here all these years. It’s a very beautiful place to be.”* * These comments are the personal views of the current owner and are included as an insight into life at the property. I adore my bedroom because I’ve just had it refurbished and so it’s now a really luxurious space, but the drawing room is the part of the house that everyone seems to naturally gravitate to,” says Amanda. “It flows straight into the dining room, so it’s a great space to entertain in, and it’s heavily beamed and features the most beautiful inglenook fireplace so it has a very warm and cosy atmosphere.”
