Seller Insight This utterly charming stone-built period home enjoys a prime location within the picturesque village of Staverton. “We purchased the house twelve years ago and in terms of what initially attracted us to it, there were a variety of factors,” says Gary. “Firstly, the setting is absolutely ideal. We wanted to move to a rural village location, but at the same time find a place that was in close proximity to the motorway network for work, and from here it’s incredibly easy to get just about anywhere in the country. In terms of the house itself, we were looking for a very attractive period home with real character and charm, but one that we would be able to put our own stamp on. Our wish list was definitely quite extensive, but The Old Post House ticked every single box.” “When we came here the house was structurally very sound but it was definitely in need of a fair bit of TLC. Luckily my wife is very creative. The kitchen and bathroom both needed completely gutting, so they have now been tastefully updated, and we also converted the loft into a very useful extra room, but in terms of the rest of the house we’ve gone for a less-is-more approach and let the building and the original features speak for themselves. We haven’t had to extend or alter the layout as the proportions are lovely and the rooms flow very nicely, making it a very comfortable house to live in. I’d say that the changes we have made have simply enhanced what was already a really beautiful family home.” “There are lots of windows to the front of the house and French doors to the back, creating a light and airy feel to the house, as well as providing a really nice connection between the house and the garden,” continues Gary, “and that too is a lovely feature of the property. It’s mostly laid to lawn with a few small trees here and there that provide a nice bit of shade, and just a few years ago we added a significant area of decking that is set away from the house and enjoys an upper aspect. It’s arranged over two levels and provides space for entertaining and relaxing, and it’s been fully enjoyed since we had it installed.” “Each of the rooms has its own unique character and charm, but if I had to choose a favourite I suppose it would have to be the main living room,” says Gary. “It’s a lovely big room, but it features a really impressive fireplace which creates a very cosy atmosphere.” “The village is a very peaceful place and incredibly picturesque,” says Gary, “and when people move here they tend to stay for many years. It’s a destination rather than a through route, so we don’t have any traffic passing through, horse transport is as likely to be seen and heard as a motor car. Although there’s only a nice little pub, a church and a primary school, for everything else we just need to head into nearby Daventry or Leamington Spa. In short it’s a place that feels as if it’s in the middle of nowhere and yet it’s relatively easy to get just about anywhere.” “During our time here we’ve created another quite substantial room in what was the loft area,” says Gary. “It’s a very useful space that could be used as an extra bedroom if needed, and was often a favorite space of our children and their friends during the ‘early teenage’ years” “We have honestly loved every minute of our time here,” says Gary. “It’s a house that has lived up to all of our hopes and aspirations when we moved in just over 12 years ago. Even to this day, just walking through the door when we return from a trip away, brings a smile to our faces - I suppose that’s because it’s a house that is so full of happy memories.” “We certainly had no intention of leaving, but elderly relations and a unique, ‘once in a life time’, business opportunity is drawing us to relocate further North, we are currently looking for The Old Post House in a village close to York.” * These comments are the personal views of the current owner and are included as an insight into life at the property.
