Stoptide House stands in the heart of the well-regarded and admired harbour side village of Itchenor. A village which consists of a wide variety of individual houses of many styles and sizes. from Grade II Listed thatched ‘chocolate box’ cottages to period turn-of-the-Century Edwardian houses, and a selection of modern Architect designed residences featuring Oak and glass elevations. This is the variety and elegance that is the make-up of this village, which many aspire to live in. Indeed, Stoptide House has its own category within this range of house types. At first glance, it appears to be a large cottage. No imposing grandeur here, rather a pretty and inviting front porch with a tiled overhang, leaded light windows and rambling roses, providing a pretty and welcoming entrance. Then the front door opens and Wow! it hits you. A Reception Hall measuring 22’ x 12’ is laid in front of you, enticing you into this charming and substantial family home which offers about 3,400 sq. ft. of living accommodation. More than adequate for most modern-day family living requirements. The rooms throughout are generous in proportions, with the layout and design offering each household member enough space to enjoy their own time away from the normal buzz of family life! There is even space to accommodate a dependent relative, or perhaps a B&B visitor. Being in such a pretty village and close to the harbour side, this could very likely be a successful venture! The gardens, which are about 0.6 of an acre, are very pretty and well designed. There is interest here for everyone, whether you are greenfingered or still young enough to play in the Kiddies summer house. Simply put, this is a charming home which is brimming with style. A style totally of its own.

STEP INSIDE Once the pleasant shock of being greeted by the fantastic Reception Hall, has passed, step over the threshold, where straight ahead lies the light and airy Drawing Room with large bay window overlooking the garden and which connects, via glass doors, through to the Garden Room with double doors leading out to the garden. This is a charming room for an early morning coffee and a bit of relaxation before the general tasks of the day begin. At the other end of the Garden Room is the Dining Area which is connected to the country-style Kitchen/Breakfast Room, incorporating a full range of modern-day appliances, which many of us could not live without, including a gas range-style cooker.

Having followed the tour above, you will find yourself back in the Reception Hall, where there are two archways at opposite sides. The one to the right leads through to The Snug, an ideal spot for a little ‘downtime’, with a range of fitted display and storage units, and to The Study, a pleasant room to work in with views over the gardens. Also tucked neatly away here is the Utility Room and Cloakroom. There is a door into the Double Garage, which houses the Steam Room and useful Store/Workshop. The archway on the opposite side leads to Bedroom Five and En-Suite Shower Room. With double aspect windows this room enjoys a great deal of light, and is ideally located for a dependent relative, or perhaps B&B use. The flow of the rooms on the ground floor works very well, for both family use and entertaining, with the link being the Reception Hall. Perhaps not unusual you may think, however this is no mere ‘hallway’ it is a reception room offering many opportunities for use. There is more than adequate room for example, to house the ‘Grand Piano’ if such a space is needed.

Proceeding up to the first floor, the staircase has a galleried landing, on the return, looking over the Reception Hall. At the top, it primarily splits the bedroom accommodation into two ‘wings’ with the Master Suite to the right. Being approximately 22’ x 18’ with a double-aspect outlook, this is a light and luxurious space. There’s a full range of fitted wardrobes, with matching dressing table sitting below the square bay window. Even the Master En-Suite is large, which by now is probably a natural assumption!

The Family Bathroom and Bedroom Four are straight ahead at the top of the stairs, whilst to the left hand side there is an inner hallway, where Bedroom Two and Bedroom Three sit side-by-side. With an En-Suite Shower in Bedroom Two, this is an ideal spot for visitors who have children to have their own comfortable space.

STEP OUTSIDE The driveway rises from Itchenor Road to a spacious enclosed area at the front of the house, bordered by well-stocked flower beds. There is more than adequate space here to park a number of vehicles, including a sail boat or dinghies perhaps. There is access around both sides of the house to the large rear garden which is laid to lawn, where the occasional family game of croquet is competed. That said, this is very much a family garden where adults can enjoy time together on one of the three patios whilst the younger ones can play in the kiddies summer house or lose each other in a game of hide-and-seek. The landscaping is mature, with abundant shrub planting and a variety of fruit trees, and provides the keen gardener ample opportunity to while away their days. At the end of the lawn, there is a picket fence, which leads to a large enclosed vegetable garden. The flower beds adjoining the house are abundantly planted with roses, which unobtrusively clamber in front of the bay windows, almost bringing the garden indoors, to be enjoyed on days when perhaps it’s not quite warm enough for sitting out. DOUBLE GARAGE 20’ 7” x 19’ 4” (6.25m x 5.87m) Twin up-and-over doors, electric light and power, side window and pedestrian access.
