A Lovely Location The owners knew this was the place for them as soon as they first came up the drive: “We had seen a number of barns but most were part of a group. This stands proudly in its own gardens, so you have this incredible sense of open space. The tranquility is amazing - you feel as though you’re in the middle of nowhere which we find so relaxing. It’s a place where you can switch off and unwind,” explain the owners. There is in fact a farmhouse next door and another neighbour at the end of the drive, but with the set up here, you’re not really aware of them. The barn is central for Dereham and Norwich so it’s convenient for shopping and for work, plus you can head up to the North Norfolk coast, just a short drive away. Classic Charm, Contemporary Chic The barn was converted to a high standard in 2000, with a well-designed and thoughtful layout. The owners have further upgraded during their time here, making changes slowly so as to make the right decisions. “We love the blend of old and new. You have all this wonderful character from the exposed brick and the beams, alongside a fabulous new kitchen and stylish contemporary bathrooms.” The upstairs sitting room is one of the owners’ favourite spots, always lovely and light with its dual aspect and cosy in winter with the wood effect oil burner and oak beams. In summer, the owners spend much of their time in the kitchen, with a family area at one end and open to a conservatory at the other. It’s a versatile part of the house as there is a separate adjoining reception too, so you could have a family room, formal dining, additional sitting room – whatever you want. The separate annexe across the courtyard adds another dimension. The owners have used this as a home office and for guest accommodation, giving family their privacy on longer visits. Wildlife And Water The owners see red deer, muntjac, pheasants, woodpeckers and so much more here. “It’s amazing to stand in the kitchen and see a doe and her fawn go by.” The barn is close to the mouth of the River Tud and it runs as a stream along the bottom end of the garden. It’s lovely because the barn is elevated so the owners have never worried about flooding but have benefitted from all the wildlife on the water, the trickling of the stream, another pretty place to sit out and somewhere their dog can cool off on hot days! It’s so green around here and this makes for a breathtaking outlook. The barn faces south and has a courtyard between the main building and the annexe. This is flooded with sunshine and sheltered from the wind, making a wonderful suntrap.

Beyond the River Tud there are openfields. The gardens sweep around the barn flanking the impressive drive and offer attractive specimens such as the pretty flowering cherry and mature eucalyptus tree. On The Doorstep North Tuddenham is a quiet village located just off the A47. It boasts its own pub - The Lodge, with other public houses nearby, including The Buck at Honingham and The King’s Head at Bawburgh. The neighbouring village of Mattishallis approximately 1.5 miles away with its own surgery, pharmacy, primary school, butchers, church, hairdressers and local shops. There is also a large Tescos just off the A47 and the Norfolk Show Ground is close to hand. How Far Is It To North Tuddenham is located approximately 5 miles east of Dereham and 14 miles west of Norwich. The market town of Dereham hosts a Tuesday and Friday market. A large leisure centre has recently opened and there is a swimming pool, golf course, squash club, three-screen cinema, a large library, Morrisons and a good range of shops and restaurants. Norwich offers all that you would expect of a county capital with a wide variety of cultural and leisure facilities, a main line rail station with links to London Liverpool Street and an international airport. There is also a selection of good schools in both the public and private sectors as well as the University of East Anglia. Directions Leave Norwich on the A11 Newmarket Road turning right at the Thickthorn roundabout onto the A47. Continue along this route turning left where signposted North Tuddenham and at the end of the slip road turn left again. At the end of that road turn right, immediately ahead go down the ‘no through road sign’ whereupon after a short distance you will come across a triangular patch of grass with a picket sign directing you down a private drive to Waterford Barn. You will pass Low Farm on the right hand side and continuing down the gravel driveway you will find Waterford Barn at the very end.
