KEY FEATURES

Holme Cottage

This charming Grade II Listed home is located in the highly sought after village of Wyton on a private plot of approximately half an acre. Dating back to 1661 there is an abundance of period features throughout the accommodation such as feature fireplaces, sash windows and exposed beams.

The front door opens to the entrance hall with tiled flooring and stairs rising to the first floor. Both reception rooms are dual aspect with French doors opening onto the south west facing gardens and each have feature fireplaces with timber bressummers and exposed floorboards. The kitchen breakfast room has a beautiful inglenook fireplace incorporated into the kitchen with exposed stonework and beam and a door to the side porch leads out to the garden. There is also a modern utility with external door to the garden.

On the first floor there are three large double bedrooms, two with feature fireplaces. The principal bedroom and bedroom two share a walk-in wardrobe and bedroom three has a dressing room. The bedrooms are served by a family bathroom with separate shower and freestanding bath.

The mature wrap around garden has a range of trees and shrubs, vegetable garden and a large timber shed. The generous, gravelled driveway leads to a double garage with storeroom above which could easily be converted to an office.

Village information

The riverside village of Wyton lies approximately equidistance (c 2.5 miles) between Huntingdon to the east and St Ives to the west. The village of Wyton lies side by side with the village of Houghton along the banks of the River Great Ouse and combined forms the Houghton & Wyton Parish of Huntingdonshire. Local amenities within the two villages include: three small shops, a community owned mini-supermarket with post office, a village hall, two pubs and a primary school in Houghton. The village hall hosts a range of activities from baby and toddler groups to keep fit and dance classes and is also available for private hire whilst nearby Wyton and Hartford marinas provide a range of leisure facilities. There are more comprehensive shopping and leisure facilities in both Huntingdon and St Ives including most major supermarkets. Cambridge is about 20 miles away and offers a wide range of cultural, leisure and shopping facilities together with its well renowned University colleges.

SELLER INSIGHT

We bought this house back in 1993 from an elderly lady who had raised her family there and wanted to hand the cottage on to another family,” say the current owners of Holme Cottage. “It was obvious to us that this would be an ideal family home,” the owners continue. “It was our first home together, and we brought our children up here. They have so many fond memories of playing in the garden and attending the village school and will always regard Holme Cottage as home. The property is ideal for entertaining, too, and we have hosted countless gatherings for family and friends here.”

“An attractive house in the middle of the village, this old Yeoman farmer’s house, formerly Wyton Home Farm is one of the oldest buildings in the village; it features in the Houghton and Wyton historic trail which begins at the local National Trust mill and takes in the most historic buildings in the village. With Manor Farm to the right and Rectory farm to the left of Holme Cottage, the village has grown up around these three old houses. So, we have seen ourselves as custodians of this fascinating piece of history, with all its old features including medieval beams in the loft and the original fireplace beam with 1661 - the date the house was built - carved into it.”

Outside, the generous gardens are also perfect for family life. “At about a third of an acre, the garden is huge for a house in the middle of a village,” the owners say, “so the children could run around and get lost in it. They have had so many adventures in this garden, building dens and climbing up into the treehouse we had here when they were younger. The vegetable plot at the far end of the garden is wonderfully productive, while the dilapidated brick washhouse evokes memories for local residents – one neighbour walked past the gate shortly after we moved in and stopped to tell us that she used to play there when she was a little girl.”

“Indeed, this is the kind of village where people do pass by and engage in conversation,” the owners continue, “and we have happy memories of community events such as safari suppers, Christmas illuminations, or Remembrance parades led by the British Legion and the local scouts and guides. With a church, a chapel, two pubs, a shop, a delightful local primary school, and a central square, it feels like a quintessential English village. We love being able to look out our front window and see the church spire with its golden cock roosting on top. There are countless country walks right on our doorstep, too, our favourite being a footpath across the water meadows which takes you all the way to the Hemingfords and along the banks of the river Ouse. Yet, despite the peaceful surroundings, we have excellent communications to London and elsewhere, with easy access to the A14 east and west and the A1 north and south.”*
