Listed: For $18.8 million, a Chatham estate that would shatter sales records

If it goes for its $18.8 million price tag, or even a couple million less, High Scatteree would be the most expensive home sale in Chatham.

The nine-bed, nine-bath estate (seven full, two half) at 108 Cotchpinicut Road in North Chatham was built as a summer home for the Leeds family of Philadelphia in 1940 in the style of Chatham’s older captain’s houses. There’s been only two owners of the Georgian Revival estate: the Leeds and the current owners, whose parents were walking by one day when they bumped into the original owners and did an off-market transition, said Brian Dougherty of The Private Brokerage at Compass, who has the listing.

Set high on a bluff above Pleasant Bay, the estate is located up a long, winding driveway surrounded by meticulously landscaped grounds. The seven-bedroom main house is filled with unique spaces, like the shore room, an addition to the original structure, which is filled with oversized windows that stream in natural light. It opens to the terrace, which continues on to an expansive lawn. The wood-paneled formal dining room has a fireplace and overlooks the tennis court and lawns. There’s also an office on the first floor, as well as a second upstairs. There are six bedrooms on the second floor and a partially finished attic on the third. A central octagonal belvedere and roof deck provide a tremendous 360-degree view of the estate.

A two-bed, two-bath guest house opens  to a rolling lawn, clay tennis court, and impeccable gardens, where the owners, who were avid gardeners, labeled every specimen with a plaque.

The owners have also enhanced the waterfront area, which features 500 feet of direct shoreline. There are three moorings and a boathouse with a dock.

If High Scatteree sells at its current listing price, it would top the charts as the most expensive sale in Chatham, taking over the role from 300 Stage Neck Road, which Dougherty also sold for $15 million back in October, Boston.com previously reported.

Dougherty speculated that the buyer will be someone local to Chatham who values privacy.

“People want to be tucked away … and low-key. We’ve had a handful of showings already, and two of them were locals. This just may be one of those where somebody has known and coveted the property for so long.”
