Noosa's record-breaking $16.45 million sale under the hammer

An iconic Noosa home has become the most expensive house sold at auction in Queensland’s history over the weekend, selling under the hammer to a local buyer for $16.45 million.

The four-bedroom home nestled into the north-facing side of Laguna Hill is somewhat of a local landmark, revered for its sprawling 1447-square-metre block and stunning panoramic views that stretch from Noosa Main Beach to Noosa North Shore, Noosa River up to Tewantin and beyond to the mountains of the hinterland.

Queensland’s previous record price at auction was set earlier this year on the Gold Coast when a luxury four-level Soul penthouse in Surfers Paradise sold for $15.25 million.

But that record was smashed by more than a million dollars on Saturday when a local Sunshine Coast buyer beat seven other bidders to secure the property at 41 Picture Point Crescent.

Built in 1975, it was the first time the property had ever been offered for sale and agent Dowling Neylan agent Lisa Hornsby said she had been “blown away” by the level of interest but also by where the chased-up buyers were coming from.

“Surprisingly enough,  there were a lot of Queenslanders who were looking, particularly people who were local to the area. We did get a huge amount of inquiry from down south, but on the day we had eight registered bidders, and the majority of those bidding were locals,” she said.

“To get that result with local buyers probably did take me by surprise, but [it shows] we have faith in our own property market. I would say there’s also that fear of missing out down the track, that locals won’t get the property they want if they don’t buy now.

“Who knows what could’ve happened if the borders were open, but we’re ecstatic with that result.”

The split-level, architect-designed home is a 500-metre walk from Hastings Street and features a wraparound deck and open-plan living spaces with vaulted ceilings that all take in the views.

The Sunshine Coast also holds Queensland’s property price record. A colossal coastal home on a 2015-square-metre block at 17 Webb Road, Sunshine Beach obliterated the Queensland property price record after it sold for $34 million in June.

It was the first house outside the Gold Coast or Brisbane to claim the state’s highest sale title, knocking two palatial homes in Mermaid Beach off the throne.
