Inside A New Construction Home In A Hidden Pocket Of Northern California

West Sacramento, California, is a city of distinct neighborhoods, some dating to the mid-19th century, some still being built. One of the newest, where homes are still under construction, places large luxury homes on one-acre lots in a relatively hidden part of the city located across the river from California’s capital.

“No one knows about it,” listing agent Olivia Barrett of GUIDE Real Estate says of the Capital Estates neighborhood. “It’s this secret pocket of luxury.” The rural properties and canals surrounding the development create a natural sense of privacy.

The brand-new home at 3100 South Beltrami Court, for example, sits on a cul de sac that backs onto one of the canals. It’s currently on the market for $1.99 million. The exterior has a contemporary European look, with large archways and a courtyard that leads to the 4,776-square-foot home.

The layout of the four-bedroom home is versatile. It was designed for single-level living, but there’s a second 1,416-square-foot level with a full bathroom that could be transformed into a media room, gym, second kitchen and/or additional living quarters.

The open-plan design on the main level features a living room with a stone fireplace that flows to a chef’s kitchen with a large center island suitable for casual dining. Amenities include two dishwashers, a microwave drawer as well as “a pantry the size of a bedroom,” Barrett says, and a butler’s pantry.

The house also has a large mud room next to a laundry room, and garage space that can accommodate up to nine vehicles (or a trailer and a boat) and that’s 49 feet deep on one side. There’s also an outdoor bathroom that could be part of a potential pool site.

Who might be a prospective buyer? Barrett says it likely will be someone who lives in the house year-round and becomes part of the community. “This house lends very well to a multigenerational family because of how it’s laid out,” she says. “Multigenerational families make up a huge population in West Sacramento because of our large homes.”

The house was designed by Rick Hart, the developer of Capital Estates and nearby Parella Estates. Both developments feature 1-acre lots with luxury homes. Beltrami Court is the sole street in the development that’s designed for custom rather than ready-built houses. “It’s the most coveted street in the area,” Barrett says.

The builder who’s selling the Beltrami Court home bought the land and plans from Hart but modified the final layout. (Hart plans to build the same home in a new location in Parella Estates.)

West Sacramento and Sacramento have become popular places to live in the past few years. The work-from-anywhere crowd finds the cities to be more livable and affordable than larger urban areas. Sacramento topped Forbes’ 2023 list of 10 best places to live in California.

West Sacramento, which became an incorporated city in 1987, has many livable qualities that draw new residents: leafy, tree-lined streets; access to hiking and biking trails; and neighborhoods that take pride in their space. West Sacramento is three miles from the state capitol building and 15 miles from wine country in Clarksburg.
