Enjoying a truly tranquil and secluded edge of village setting at the end of a long tree lined track driveway, a recently extended period cottage with consent for an additional wing and with gardens, grounds and paddock extending to 6 acres.

Situated at the end of a long tree canopied track driveway, Packway Cottage sits well amidst its sheltering and secluded gardens. The original timber framed period cottage has been significantly extended by the present vendors, with the addition of an impressive west wing. The instigated planning permission includes for the construction of a similar east wing extension to create a balanced facade. Within, the new wing accommodates a stunning open plan kitchen/dining/living room, with limestone tiling and underfloor heating. A bespoke kitchen by local craftsman Ashford and Brooks, together with twin sets of French doors opening onto a wide terrace, ideal for alfresco dining.

The original cottage accommodates a central reception hall, sitting room, snug and study, whilst on the first floor the master suite runs the length of the new wing with a light bedroom, well fitted bath/shower room and a dressing room. There are three further double bedrooms and a family bathroom.

The aforementioned east wing, once completed, could provide for two further bedrooms and a third bathroom, with a choice of additional reception rooms on the ground floor.

OUTSIDE

Opening from the track driveway, five bar gates and a shingle drive lead to a parking and turning area to the front of the house adjacent to which is a detached garage. The gardens, which are sheltered by a mature hedgerow, include a variety of trees, whilst to the rear of the house is a tucked away, at home, ‘smart office’ and a large L-shaped multi-purpose outbuilding ideal as a games room. Within the grounds is a modern hard tennis court.

LOCATION

Set at the end of its tree-lined canopied track driveway, Packway Cottage enjoys a delightfully tranquil and secluded rural setting on the edge of Kettleburgh. The popular village nestles within the heart of the Deben Valley, which contains some of the most picturesque countryside in Suffolk.

Kettleburgh, with its active community has, like it’s neighbouring villages, a local pub, is conveniently located for easy access to nearby Framlingham (3 miles), Wickham Market (5 miles) and Woodbridge (10 miles) all of which provide a range of local shopping and commercial facilities.

There is a good choice of top performing schools in both the state and private sector catering for all age groups in the area, and the region’s main road and rail communication routes, together with the Suffolk Heritage Coast are also easily accessible.

A bridlepath runs along the trackway passing beyond the gated drive to the property, before heading out into the surrounding countryside. This also connects with a network of footpaths which benefit those wishing to walk from the property.

DIRECTIONS (IP13 7LJ)

Proceeding along the A12, continue beyond Woodbridge and Wickham Market. At the junction with the Framlingham road (B1116) turn left at the top of the slip road. Go straight over the next roundabout and shortly thereafter turn left signposted towards Easton. At the end of this lane turn right and proceed through the village of Easton. Bear right around the crinkle crankle wall and take the next left signposted to Kettleburgh.

Proceed for approximately 2 miles and after passing the village pub (The Chequers) turn right into The Street. Proceed along the village street passing the village hall on your right. Where the road bends 90 degrees to the right turn off to the left (effectively straight ahead) into Rectory Road. Proceed for approximately one third of a mile where the entrance to the Packway Cottage track will be found on the right-hand side marked by a bridleway sign.
